EICR for a Welsh rental: the five-year electrical report

A Welsh rental needs a valid electrical condition report while it is occupied. Test at least every five years. The contract-holder must get a copy within 14 days of occupation or of a later inspection.

If you rent a home in Wales, the landlord must keep a valid electrical condition report for the dwelling while you occupy it. That is not an England-only rumour. It is regulation 6 of the Renting Homes (Fitness for Human Habitation) (Wales) Regulations 2022.

How often

The electrical installation must be inspected and tested by a qualified person at least every five years, or sooner if the last report says so. GOV.WALES landlord guidance: an Electrical Installation Certificate for a new-build can meet the first five years.

The report you will usually see is an EICR (Electrical Installation Condition Report).

When you must be given a copy

  • Within 14 days of the occupation date, or
  • Within 14 days of a later inspection
Remedial work also has a 14-day written-confirmation rule in the same regulation. Failure sits inside fitness for human habitation — it is not optional paperwork.
